COBLESKILL — A large-scale residential development proposed for Mineral Springs Road took a step forward last week as Maxim Equity Properties, LLC formally submitted an application for site plan review. The New Jersey–based company, which operates out of 241 Hudson Street in Hackensack, outlined plans for a 278‑unit multifamily townhouse complex expected to begin construction in 2027.

During a presentation to the Village of Cobleskill Planning Board, company representative George Brandt introduced the project, known as Coble Springs, and described its phased construction approach. The first phase, planned for the west side of the property, will include 64 units arranged in eight-unit buildings. Each townhouse will feature three bedrooms and two bathrooms, designed along the longitudinal side of the structures.

Aaron Jackson of Lamont Engineers provided an overview of the proposed traffic layout. The primary entrance and exit will be located on Mineral Springs Road, positioned between the DOT property and land owned by Stephen Carr. Developers are also working to secure an easement from the Cobleskill Agricultural Society, which would allow for an additional access point to the site.

Board members raised several questions regarding the project’s infrastructure needs, including water and sewer capacity, sidewalk placement, parking availability for the planned clubhouse, and overall landscaping plans. Representatives for the developer noted that the property owner will receive a single water bill and will then use sub‑metering to bill individual tenants.

Following discussion, the Planning Board voted to approve the sketch plan, allowing the project to advance to the next stage of the review process. The motion was made, seconded, and passed without objection.

The Coble Springs development is expected to return to the board for more detailed review as engineering, access agreements, and utility plans continue to take shape.
